Closing day is when you officially become a homeowner. Here's everything you need to know to be prepared and confident.

Before Closing Day

Final Walk-Through

Schedule a walk-through 24-48 hours before closing to verify the home's condition and that any agreed repairs were completed.

Review Closing Disclosure

You'll receive your Closing Disclosure (CD) at least 3 business days before closing. Review it carefully and compare to your Loan Estimate.

Prepare Your Payment

You'll need certified or cashier's check for closing costs, or arrange a wire transfer. Personal checks typically aren't accepted.

Who's at the Closing Table

Title/Escrow Officer

Facilitates the closing, explains documents, ensures all paperwork is properly signed and notarized.

Your Real Estate Agent

There to support you, answer questions, and ensure everything proceeds smoothly.

Seller & Their Agent

May or may not be present depending on how closing is structured. Sometimes they sign separately.

Lender Representative (sometimes)

May be present or available by phone to answer financing questions.

Closing Disclosure (CD)

Final accounting of your loan terms, monthly payment, and all closing costs. Compare to your original Loan Estimate.

Promissory Note

Your promise to repay the loan. Includes loan amount, interest rate, and payment terms.

Deed of Trust / Mortgage

Gives the lender a security interest in the property until the loan is paid off.

Deed

Transfers ownership from seller to you. Will be recorded with the county.

Title Insurance Policy

Protects you (owner's policy) and lender (lender's policy) against title defects.

Driver's license or passport. Name must match exactly how it appears on loan documents.

Proof of Insurance

Your homeowner's insurance policy showing coverage effective on closing date.

Certified/Cashier's Check

For closing costs and down payment, made out to the title company. Or wire transfer confirmation.

Any Outstanding Documents

Anything your lender or title company has requested that hasn't been provided.

The title company will record the deed with the county, officially making you the owner.
