    Governs whether the broker may act as intermediary when representing both landlord and a prospective tenant/buyer, with associate appointment alternatives.
  10. Confidential Information
    Establishes broker's duty of confidentiality for landlord's information and information of other clients.
  11. Broker's Authority
    Outlines the broker's marketing authority, make-ready options, internet display preferences, and limits of authority.
  12. Landlord's Representations
    Contains the landlord's warranties about the property's legal, financial, and physical status.
  13. Landlord's Additional Promises
    Lists the landlord's ongoing obligations during the listing period including cooperation, exclusivity, maintenance, and disclosure duties.
  14. Limitation of Liability
    Limits broker's liability, requires landlord to insure vacant property, and establishes landlord's indemnification of broker.
  15. Special Provisions
    Blank area for custom terms and conditions not covered by the standard form provisions.
  16. Default
    Defines consequences of breach by either party, including how broker's fee is calculated if landlord breaches before a lease is executed.
  17. Mediation
    Requires good faith negotiation and mediation before litigation, with costs split equally.
  18. Attorney's Fees
    Prevailing party in a dispute recovers attorney's fees and costs.
  19. Addenda and Other Documents
    Checklist of supplemental documents and addenda that accompany the listing.
  20. Lease Requirements by Landlord
