Prefilled from the deal

Seller fills the disclosure
Send the Seller's Disclosure Notice or Water Disclosure to your seller by secure link. They answer a plain-language questionnaire on their phone; RaiderX generates the form and routes it to them for e-signature.
Always the current revision
Every form is the official current version, reproduced exactly as published per TREC rule §537.11. Superseded reprints are hidden from the catalog, so an outdated contract can't go out by mistake.

Disclosures the seller answers
Seller's Disclosure Notice (TREC 55-1 or TXR's expanded 1406) and its Update (TXR 1418), the On-Site Sewer Facility information (TXR 1407) and the Seller's Water Disclosure (61-0) go to your seller by secure link — they answer online, RaiderX generates the form. So do the Commercial Property Condition Statement (TXR 1408) for a seller or landlord and, for property managers, the Owner's Notice (TXR 2206). The flood disclosures are Instant fill too.

You only answer what's yours
- Signature and date-signed lines are never typed — they're placed as e-sign tabs when you send.
- Your brokerage block fills from your sponsorship; the other broker's block is optional, never required.
- Title-company receipt blocks and the broker's executed date are labeled for who fills them — not asked of you.
- Seller-answered disclosures go to the seller by link; the buyer's acknowledgment stays with the buyer's agent.
- Declined or expired requests reopen the draft so you can fix and resend, with everything you typed still there.
- Supervisors and your broker can review what was sent, but only you can edit your documents.

Common questions
Which Texas forms can I fill and sign with EZDocs?
Every current TREC promulgated form an agent fills — all 42 of them, including the 2026-cycle Seller's Water Disclosure (61-0) and the back-up contract contingency notice (62-0) — plus 147 TXR forms so far: listing and buyer representation agreements, the residential lease family, the Seller's Disclosure Notice, IABS, and more. Those are "Instant fill": RaiderX fills the official PDF for you and places every signature line. The remaining TXR forms in the 192-form catalog can still be sent for e-signature in-app by placing the fields on the official blank.
Is EZDocs included with my sponsorship, or is there a per-signature fee?
EZDocs is included with every RaiderX plan — Individual, Team, LLC and PMC — at no additional cost. There is no per-document or per-signature fee and no separate e-signature subscription to buy.
What happens to a document after it is signed?
Every signed copy lands on the deal's Documents tab. Once every side has signed and the form clearly belongs to one of the deal's document slots, it files there, DealManager picks up the dates for deadlines and tasks, and your broker sees it in the deal's document checklist. If RaiderX can't place it with certainty, it waits for you to file it with one tap. A partly-signed offer is never filed as the deal's contract. Nothing to download, rename or re-upload.
Do I have to send each addendum separately?
No. On a sales contract or lease, check an addendum box and EZDocs starts that addendum for you, prefilled from the deal and the contract. Fill it in, send the contract, and the contract and its addenda go out in one e-signature envelope — your clients sign everything in one sitting, and each document comes back to the deal on its own. An addendum someone else provides, like the seller's lead-based paint disclosure when you represent the buyer, goes in as the attached signed copy, with nothing to sign.
What about an offer the other agent sends me?
Upload it to EZDocs. When it's a TREC or TXR form — even a zipForm or TransactionDesk printout — RaiderX reads it, shows you what the offer says, and places your client's signature and initial lines where the paper has them. To counter, mark your changes on their paper (every party initials each one) or rewrite the form with your terms. The signed copy files onto the deal like everything else.
Can my seller complete the Seller's Disclosure Notice themselves?
Yes. From the Seller's Disclosure Notice (TREC 55-1, or TXR 1406 — the Texas REALTORS® expanded version), the Update to Seller's Disclosure Notice (TXR 1418), the On-Site Sewer Facility information (TXR 1407) or the Seller's Water Disclosure (61-0), tap Send to seller. Commercial listings (TXR 1408 Commercial Property Condition Statement) and property managers (TXR 2206 Owner's Notice) work the same way with the seller, landlord or owner. Your seller gets a secure link to a plain-language questionnaire — no login, works on their phone — and when they submit, RaiderX generates the completed form and sends it straight to them for e-signature.
Does EZDocs work on mobile?
Yes. EZDocs is in the RaiderX mobile app for iOS and Android with the same catalog, guided fill, signer sheet and deal linkage as the web app, so you can fill and send an amendment from the driveway.
Are the forms compliant with TREC rules?
EZDocs fills the official current revision of each form, reproduced exactly as published — text, layout and pagination unchanged, as TREC rule §537.11 requires. The catalog always offers the current promulgated revision and hides superseded reprints, so you cannot accidentally send an outdated contract.
What does "beta" mean for EZDocs?
