The TXR 1401 form is organized into the following sections:

  1. Header and Property Identification
    Identifies the property address and links this addendum to the existing listing agreement.

  4. Delinquency Representation
    The seller or landlord represents they are current on all condominium association fees and assessments, with space to note any exceptions.
  5. Documents Required in Sales of Condominiums
    Outlines the Texas Property Code requirements for condominium document delivery, including the Declaration, Bylaws, Rules, and Resale Certificate. Sets a deadline for the seller to obtain and deliver these documents to the broker. Explains the buyer's right to cancel if documents are not delivered before contract execution.
  6. Authorization to Obtain Information
    Grants the broker authorization to request and receive information about the property and its owner from the condominium association.
  7. Signatures
    Signature block for the broker (company and associate) and seller or landlord with dates.
