TXR 1505 — Amendment to Buyer/Tenant Representation Agreement

This form provides a standardized way to amend an existing Buyer/Tenant Representation Agreement (TXR 1501 or TXR 1507). It allows the client and broker to modify specific terms of their existing agreement, including the market area, agreement end date, service level and intermediary authorization (for TXR 1507), broker's fees and bonuses for specific properties, a temporary suspension of services, and any other paragraph.

Form Outline

The TXR 1505 form is organized into the following sections:

  1. Agreement Reference and Effective Date
    Identifies the original Buyer/Tenant Representation Agreement by its approximate date ("On or about ____") and establishes the effective date of this amendment ("Effective ____").
  2. A. Market Area (Paragraph 3)
    Check the box beside A to redefine the geographic market area in which the broker will provide services.
  3. B. Agreement End Date (Paragraph 4)
    Check the box beside B to change the date the original agreement ends.
  4. C. Broker's Obligations and Intermediary (For TXR 1507 only)
    For TXR 1507 (Short Form) only: (1) changes Broker's Obligations in Paragraph 5 between Full Services and Showing Services, and (2) whether the client authorizes the broker to act as an intermediary under Paragraph 8. Note: to change Broker's Fees, also complete Paragraph D.
  5. D. Broker's Fees (For TXR 1501 and TXR 1507 only)
    Broker's Fees in Paragraph 7A are changed to the following (complete all that apply). The modified fee only applies to the specified property or properties.
  6. E. Bonuses (For TXR 1501 and TXR 1507 only)
    In addition to the Broker's Fee listed in Paragraph 7A, Broker will be paid a bonus from the seller, landlord, or their agent for a specific property the client purchases or leases.
  7. F. Suspension of Services
    Client instructs Broker to cease providing services under the Agreement on a specified date and to resume on (1) receipt of further instructions from Client or (2) a specified date. The Agreement is not terminated and remains in effect for all other purposes.
  8. G. Other Paragraphs
    Paragraph(s) ____ are changed as follows — a catch-all for any other paragraph of the original agreement not covered above. The paper leaves an open area under this line for the changes.
  9. Signatures
    Signature block for the broker (or the broker's associate) on the left and the client(s) on the right. Signature lines and the Date beside them are placed as e-sign tabs when you send.
