Form Outline

The TXR 1508 form is organized into the following sections:

  1. Property Identification
    Identifies the specific residential property the customer will be shown. This form applies only to this single property.
  2. Legal Requirement Notice
    Explains the legal basis for this form: Texas law requires a written agreement before showing residential property, unless the broker already represents the seller.
  3. Terms and Conditions
    Establishes the five core terms: (1) no agency representation, (2) no fees charged, (3) no advice or opinions (only factual property details), (4) no other brokerage services beyond access, and (5) automatic termination after the showing or 14 calendar days, whichever is earlier. The agreement is non-exclusive.
  4. Limitation of Liability
    Limits the broker's liability for personal injuries or property damage not caused by the broker. Requires the customer to hold the broker harmless and indemnify the broker against claims for injury or damage the customer causes to others.
  5. Broker and Associate Information
    Identifies the broker firm and associate by name and license number, with the broker's or associate's initials and date.
  6. Customer Information and Acknowledgment
    Records customer name(s), initials, dates, and whether each customer currently has a representation agreement with another broker. Space for two customers. Leaving the checkbox unchecked confirms no existing representation agreement.
  7. Compensation Disclosure
    Required disclosure that broker compensation is not set by any association, MLS, or listing service. Compensation is fully negotiable and independently determined by brokers.
