The TXR 1945 form is organized into the following sections:

  1. Header, Parties, and Property Identification
    Identifies the sender (FROM) and recipient (TO) of the withdrawal notice, with checkboxes for buyer or seller. Identifies the property address to link the notice to specific offers.
  2. Confirmation of Prior Oral Withdrawal
    Used when the withdrawal was ALREADY communicated orally and this written notice serves as confirmation. Documents who communicated the withdrawal, who received it, and when (date and time).
  3. Written Withdrawal of Offer
    Used when the withdrawal is being made in writing for the first time through this notice. The written notice itself constitutes the withdrawal. Withdraws ALL outstanding offers and counteroffers.
  4. Signature Block
    Signature block for up to two withdrawing parties. Each signer checks whether they are a buyer or seller and provides a date.
