TXR 1945 — Notice of Withdrawal of Offer

This one-page form provides a standardized written notice to withdraw all previously submitted offers and counteroffers to purchase or sell a property. It can be used by either a buyer or seller. The form serves two functions: (A) confirming that a withdrawal was already communicated orally, or (B) making the withdrawal in writing for the first time.

Form Outline

The TXR 1945 form is organized into the following sections:

  1. TO / FROM / RE
    Identifies the recipient (TO) and sender (FROM) of the withdrawal notice, each marked Buyer or Seller, and the property the offer concerns.
  2. A. Confirmation of Prior Oral Withdrawal
    Check only one box (A or B). Used when the withdrawal was ALREADY communicated orally and this written notice confirms it. Documents who communicated the withdrawal, who received it, and when (date and time).
  3. B. Written Withdrawal of Offer
    Check only one box (A or B). Used when the withdrawal is being made in writing for the first time through this notice. Withdraws ALL outstanding offers and counteroffers.
  4. Signatures
    Two signature rules for the withdrawing party (one or two signers). Under each rule: "Buyer" and "Seller" checkboxes at the left end and "Date" under the right end. Signature and Date are placed as e-sign tabs when the form is sent.
