The TXR 2010 form is organized into the following sections:

  1. Property Identification
    Links the addendum to a specific residential lease by property address.

    Assigns baseline pool duties to tenant and lets parties choose who handles chemical treatment, vacuuming, and equipment maintenance via four options.
  3. Enclosures
    Requires tenant to maintain pool fences, enclosures, and gates in working order and keep them closed.

    Sets four mandatory safety rules: adult supervision for children, no intoxicated users, no glass near pool, and no diving.
  5. Risk of Loss and Insurance
    Shifts all pool/spa liability risk to tenant and requires tenant to carry a minimum $300,000 public liability insurance policy for the duration of the lease.
