  5. Automatic Renewal and Notice of Termination
    Establishes automatic month-to-month renewal unless written termination notice is provided within the specified timeframe, with two options for when termination becomes effective.
  6. Animals
    Prohibits all animals unless parties agree in writing. Provides assistance animal exception with documentation requirement. Lists landlord remedies for violations including daily charges and animal removal.
  7. Security Deposit Details
    Comprehensive security deposit rules per Texas Property Code: 30-day accounting period, extensive list of permitted deductions excluding normal wear and tear, no interest to tenant, and prohibition on withholding last month's rent.
  8. Utilities and Use/Occupancy
    Utility responsibilities, mandatory contact updates, HOA compliance, extensive prohibited activities list (business use, cannabis, short-term rentals), guest stay limits, common area obligations, and landlord's authority to create property rules.

  12. Security, Safety, Liability, and Property Provisions
    Security device requirements per Texas Property Code, smoke alarm rules, broad landlord liability limitations, 3x daily holdover rent, statutory landlord's lien, lease subordination with PTFA protections, and casualty/condemnation provisions.
  13. Special Provisions, Default, Early Termination, and Attorney's Fees
    Special provisions caveat, comprehensive default remedies (1-day notice, rent acceleration, 18% interest), military/family violence/stalking early termination rights, replacement tenant fee structure, and prevailing-party attorney fee recovery.
  14. Representations, Addenda, Notices, Agreement, and Information
