The TXR 2107 form is organized into the following sections:

  1. Addendum Header
    Header block identifying the parties and property address for the parking addendum.
  2. Parking Type
    Establishes which type(s) of parking the tenant receives, including vehicle limits and location descriptions.
  3. Parking Rent
    Sets the additional monthly rent for parking areas, payable on the first of each month.
  4. No Assignment of Parking
    Tenant cannot assign, sublet, or trade parking spaces.
  5. No Storage in Parking Areas
    Parking areas may only be used for active parking, not storage of vehicles, trailers, or personal property.
  6. Guest Parking
    Tenant guests and customers may only park in landlord-designated guest areas.
  7. Controlled-Access Systems
    Landlord may install access control systems. Tenant must return devices at lease end and pay fees for lost devices.
  8. Default on Parking Rent
    Landlord's remedies for unpaid parking rent include lease default remedies or terminating parking access with 5 days notice.
  9. Special Provisions
    Space for any additional parking-related terms negotiated between landlord and tenant.
  10. Execution
    Signature blocks for both landlord and tenant with space for authorized representatives.
