Form Outline

The TXR 2114 form is organized into the following sections:

  1. Amendment Header and Effective Date
    Establishes which lease is being amended by identifying the leased premises address and sets the date the amendments take effect.
  2. Leased Premises
    Amends the suite/unit number and rentable square footage of the leased premises as originally stated in the commercial lease.
  3. Term
    Amends the lease term duration, commencement date, and/or expiration date from the original lease.
  4. Rent
    Amends the base monthly rent schedule, allowing up to six different rent amounts with corresponding effective date ranges for graduated rent structures.
  5. Security Deposit
    Amends the security deposit amount required under the original lease.
  6. Maintenance and Repairs
    Amends which party is responsible for specific maintenance and repair items under the lease, with up to five items that can be reassigned between landlord and tenant.
  7. Parking
    Amends parking arrangements including common parking, restricted parking, assigned spaces, and parking rental fees as specified in TXR-2107.
  8. Counterparts
    Permits the amendment to be signed in counterparts, with each copy treated as an original.
  9. Other
    Catch-all section for amending any lease paragraph not specifically addressed in sections A-G, requiring verbatim restatement of the modified paragraph text.
  10. Signatures
    Execution block with signature lines for landlord and tenant, accommodating up to two signatories per party with title and date.
