Form Outline

The TXR 2117 form is organized into the following sections:

  1. Consent and Identification
    Formal consent statement identifying the subleased premises, sublease commencement date, and naming both the sublessor and sublessee.
  2. Sublessor Liability
    Confirms that the sublessor's liability under the master lease continues in full despite the sublease. The sublease does not release the original tenant from any obligations.
  3. Rent Payments
    Determines whether the sublessee can pay rent directly to the landlord on behalf of the sublessor, or whether the sublessor must be the sole payor to the landlord.
  4. Sublessor's Default Protections
    Optional sublessee protections including additional cure period for sublessor defaults, right to a direct lease with landlord if master lease terminates, and sublessee termination right if sublessor is in default.
  5. Other
    Free-form area for any additional terms or conditions the landlord wants to impose as part of granting consent to the sublease.
  6. Landlord Signatures
    Execution block for the landlord only, with two signature lines for authorized signatories.
