  5. Relationship, Compliance, Reserves, Advances, Representations, and Cooperation
    Establishes broker as independent contractor, requires legal compliance, sets reserve deposit requirements, addresses funding obligations, contains owner representations about title and property condition, and details owner cooperation duties.
  6. Insurance
    Requires owner to maintain liability insurance naming broker, property replacement insurance, and rental replacement insurance, with certificate delivery deadlines and broker remedies for non-compliance.
  7. Broker's Fees
    Defines nine categories of broker compensation including management fees, leasing fees, renewal fees, sale-related fees, service fees, trust account interest, administrative fees, legal proceeding fees, and other fees.
  8. Expense Reimbursement, Funds After Termination, Liability, Default, Mediation, and Attorney's Fees
    Covers expense reimbursement, post-termination fund handling, broker liability limitations and owner indemnification, default cure procedures, mandatory mediation, and prevailing party attorney's fees.
  9. Special Provisions, Addenda, Agreement of Parties, and Information
    Provides for special provisions, lists available addenda, establishes standard contract terms (entire agreement, assignment, binding effect, governing law), and includes required disclosures about fees and fair housing.
