The TXR 2205 form is organized into the following sections:

  1. Addendum Header and Property Identification
    Links the addendum to the underlying leasing and management agreement and identifies the property address.
  2. Association Identification
    Names the owners' association and provides the contact details for the association manager.
  3. Owner Document Obligation
    Requires the owner to provide the broker with copies of all HOA documents they possess.
  4. Grant of Authority
    Grants the broker broad attorney-in-fact authority to act for the owner in all HOA matters, including negotiating, receiving documents, voting, directing correspondence, and notifying the association of leases. Expressly does not obligate the broker to attend association meetings.
  5. Assessment Payment Responsibility
    Confirms the owner is responsible for all HOA assessments and fees, and the parties select whether the owner pays directly or the broker pays from trust funds.
  6. Special Provisions
    Open space for additional terms or special provisions not covered elsewhere in the addendum.
  7. Signatures
    Signature lines for the broker, broker's associate, and up to two property owners.
