Texas Broker Sponsorship

100% Commission Real Estate: What It Means and How to Get It

Stop giving away a chunk of every closing to your broker. Understand how flat-fee, 100% commission sponsorship works in Texas — and who actually qualifies to keep every dollar.

What "100% Commission" Actually Means

In a traditional brokerage, your broker takes a meaningful percentage of every commission you earn in exchange for your license being sponsored under their TREC registration. A "100% commission" model flips that structure: instead of splitting each deal with the brokerage, you pay a flat, predictable fee and keep the rest of what you earn.

The appeal is straightforward math. A traditional split brokerage effectively charges you a percentage of your income, no matter how much or how little you close. A flat-fee model charges the same amount regardless of production, which means the more you sell, the more that fee shrinks as a share of your income.

Not every brokerage that advertises "100% commission" structures it the same way, though. Some still layer on desk fees, transaction fees, franchise fees, or technology fees that quietly eat into the commission you were told you'd keep. It's worth reading the fine print before assuming "100%" means 100%.

How RaiderX's Flat-Fee Model Works

RaiderX is a Texas broker-sponsorship platform built around the flat-fee idea: you pay one predictable monthly amount, and RaiderX never takes a share of any commission you close. There are no desk fees, no per-transaction fees, and no franchise fees. Applying is free.

Pricing depends on how you're structured. Individual partners — agents sponsored directly by RaiderX with no team or entity in between — pay $99/month and keep 100% of every commission they earn. Agents on a sponsored team pay $119/month per agent, with the team leader setting the commission split. Agents operating under their own LLC pay $199/month plus $20/month per agent. Property management companies pay $499/month plus $20/month per agent, with PortfolioX included.

Because the fee is flat rather than a percentage, your cost as a share of income goes down the more you close — the opposite of how a traditional split works.

Who Actually Keeps 100% of Their Commission

This is the part most "100% commission" marketing glosses over: the full 100% only applies to Individual partners — agents sponsored directly by RaiderX with no team, LLC, or PMC in between. RaiderX itself never takes a cut of any commission, at any tier.

Inside a sponsored team, LLC, or property management company, the team leader or entity owner sets each agent's split. That might be a flat percentage or a tiered plan with stepped rates, a cap, transaction fees, per-deal limits, or milestone bonuses. For antitrust reasons, no agent sponsored under a team, LLC, or PMC can be set at a full 100% — the leader or owner must retain at least 1%.

If keeping literally every dollar of every commission matters most to you, Individual sponsorship is the only path that delivers it. If you're building or joining a team or entity, you'll have real flexibility in the split structure — just not a true 100% number.

Beyond the Commission: What a Flat Fee Actually Buys You

A low flat fee only makes sense if the sponsorship behind it is solid. RaiderX sponsorship includes a modern CRM and lead management system, AI-powered productivity tools, transaction and compliance management, and dedicated broker support — plus fast, paperwork-light onboarding so you're not buried in forms to get started.

EZDocs, currently in beta, lets you fill out current TREC forms and a growing library of TXR forms directly in-app from a guided form, send them for e-signature, and have the signed copy automatically filed into the deal — with no per-signature fee.

E&O insurance is included for Individual and Team sponsorships, since teams operate as DBAs under the RaiderX LLC and RaiderX's policy extends to cover them. LLC and PMC partners are separate legal entities and carry their own E&O policy. Note that RaiderX's E&O policy excludes property management activity entirely — any property management work requires PMC sponsorship, which carries its own E&O coverage and requires express broker approval.

Building a Team, LLC, or Property Management Company

If you lead a team, RaiderX sponsors the team at $119/month per agent and leaves the commission split entirely up to you as the leader — flat splits or tiered plans with caps and bonuses are all options.

If you want to run your business through an LLC, RaiderX sponsors it for $199/month plus $20/month per agent. Notably, the LLC's owner doesn't need a Texas real estate license to form and own the entity — RaiderX's broker serves as its designated broker, and the entity's licensed agents handle all brokerage work. An unlicensed owner can run the business side — finance, hiring, operations, company marketing, recruiting — but can never perform or advertise licensed activity, present as an agent, broker, REALTOR®, or the entity's "Owner," or take a commission or referral fee; they take owner distributions instead.

Property management companies are sponsored at $499/month plus $20/month per agent, with PortfolioX included. This sponsorship is selective: RaiderX's broker is picky about property management, particularly when the owner is unlicensed or agents are newly licensed, and a written explanation of PM experience and relevant rules and regulations is required just to be considered.

How to Get Sponsored Under a 100% Commission Model

Getting sponsored starts with a free application at /apply. Self-applicants complete a short questionnaire and an intro call with an Account Executive or the broker; agents added to an existing team, LLC, or PMC by their leader skip the application review and intro call entirely.

Broker approval typically takes 3-5 business days. Once approved, you'll e-sign the onboarding documents — the Independent Contractor Agreement (ICA) and a W-9, with LLC and PMC owners also signing the Business Entity Sponsorship Agreement (BESA) — and pay your first month of dues. From there, RaiderX handles the license move and activates your TREC sponsorship under the RaiderX broker.

Most agents are fully onboarded in about a week. If you want to see how the numbers compare to your current split brokerage before you apply, /compare lays out the math side by side.

Common Questions

Does "100% commission" really mean RaiderX takes nothing?

For Individual partners — agents sponsored directly by RaiderX with no team or entity involved — yes, RaiderX never takes any share of commission. You pay a flat $99/month and keep everything you earn on every closed deal.

Can I get 100% commission on a team or inside an LLC?

Not a full 100%. Inside a sponsored team, LLC, or PMC, the team leader or entity owner sets each agent's split, which can include flat rates, tiered plans, caps, or bonuses. For antitrust reasons, the leader or owner must retain at least 1% — only Individual partners sponsored directly by RaiderX are at a true 100%.

Are there any hidden fees with RaiderX's flat-fee model?

No. RaiderX charges no desk fees, no transaction fees, and no franchise fees, and applying is free. The only costs are the published monthly fees for your sponsorship tier — Individual, Team, LLC, or PMC.

Is E&O insurance included with 100% commission sponsorship?

Yes, for Individual and Team sponsorships, since teams operate as DBAs under the RaiderX LLC and its E&O policy extends to cover them. LLC and PMC partners are separate legal entities and are required to carry their own E&O policy.

Can someone without a real estate license own an LLC sponsored by RaiderX?

Yes. An unlicensed owner can form and own the LLC, with RaiderX's broker serving as its designated broker and the entity's licensed agents performing all brokerage work. The owner can run the business side — operations, hiring, finance, marketing, recruiting — but cannot perform or advertise licensed activity or present as an agent, broker, REALTOR®, or the entity's "Owner."

How long does it take to get sponsored under RaiderX's 100% commission model?

Broker approval typically takes 3-5 business days after you apply, and most agents are fully onboarded — license moved and TREC sponsorship active — within about a week.
