In Texas, holding a real estate license doesn't, by itself, let you practice. Every sales agent must be sponsored by a licensed broker who holds the agent's license record with the Texas Real Estate Commission (TREC) and takes on supervisory responsibility for the agent's transactions. This applies whether you're brand new to the business, switching brokerages, or forming your own team or LLC.
Sponsorship is a formal, ongoing relationship: the broker's name and license sit behind every deal you close, and TREC treats the broker as accountable for compliance. That's why choosing a sponsor is one of the most consequential decisions in a Texas agent's career — it shapes your paperwork, your support, your insurance coverage, and, increasingly, how much of your commission you actually keep.
Sponsorship isn't a one-time event, either. Your sponsoring broker stays on record with TREC for as long as you're active under them, and moving your license to a new sponsor is a normal, well-defined process — not a rare exception.
