Do I need to already have a PMC formed?

You'll need an LLC (or other business entity) formed and TREC-licensed to operate as a property management company. We can guide you through the formation process or work with your existing entity.

How is this different from the regular LLC sponsorship?

PMC sponsorship is built specifically for property management. It includes PortfolioX (saving $149/mo), enforces TREC §535.146 trust-account compliance, and gives the sponsoring broker dedicated oversight tools for owners, agreements, and reconciliations. Standard LLC sponsorship is for sales/leasing brokerages.

Can my PMC agents also do regular sales or leasing transactions?

Absolutely. PMC agents can be approved for property management plus any other transaction type — residential sales, commercial, apartment locating, etc. — as long as they're approved for that transaction type and geographic market.

Is PortfolioX really included free?

Yes — your $499/mo PMC sponsorship bundles PortfolioX at no additional cost. PortfolioX is normally $149/mo standalone. If your sponsorship is ever canceled, PortfolioX continues at the standalone $149/mo rate so you never lose data.

What does the broker see and approve?

The sponsoring broker has a dedicated compliance dashboard showing owners, property management agreements, trust account balances, reconciliations, and exception flags for every PMC they sponsor. The broker signs off on quarterly trust reviews and any compliance items requiring broker attention.

What happens to the PMC if I miss payments?

Same dunning + warning email cadence as every other tier. If sponsorship is ultimately terminated, PortfolioX automatically downgrades to the $149/mo standalone tier — your data stays intact and the business continues to run. You can restore the $499 sponsorship anytime to bundle PortfolioX free again.

Is there a per-agent or per-property fee?

Not currently. The $499/mo flat fee covers your entire PMC roster (owners, agents, assistants) and any number of properties under management. We may revisit pricing in the future, and if we do we'll give plenty of notice.
