Thinking about switching brokerages? This step-by-step checklist covers everything you need to know for a smooth transition.
1
Before You Switch
Review your current ICA (Independent Contractor Agreement) for termination clausesLook for notice periods, termination fees, and any obligations upon departure.
Check for non-compete restrictionsIn Texas, non-competes for real estate agents are very limited and rarely enforceable. However, review your agreement carefully.
Document your active listings and pending transactions
Save copies of all your transaction files and recordsYour transaction history belongs to you. Make sure you have copies of everything.
Note your current commission split and all fees you payInclude monthly fees, transaction fees, desk fees, E&O, and technology fees.
2
Evaluating a New Brokerage
Compare commission structures (splits vs flat fee)A 70/30 split on a $400K sale at 3% means you lose $3,600. A $99 flat fee means you lose $99.
Check what technology and tools are included vs extra cost
Ask about E&O insurance (included or separate?)
Understand transaction coordination options
Ask about training and support resources
