Thinking about switching brokerages? This step-by-step checklist covers everything you need to know for a smooth transition.

Before You Switch

  • Review your current ICA (Independent Contractor Agreement) for termination clausesLook for notice periods, termination fees, and any obligations upon departure.
  • Check for non-compete restrictionsIn Texas, non-competes for real estate agents are very limited and rarely enforceable. However, review your agreement carefully.
  • Document your active listings and pending transactions
  • Save copies of all your transaction files and recordsYour transaction history belongs to you. Make sure you have copies of everything.
  • Note your current commission split and all fees you payInclude monthly fees, transaction fees, desk fees, E&O, and technology fees.

Evaluating a New Brokerage

  • Compare commission structures (splits vs flat fee)A 70/30 split on a $400K sale at 3% means you lose $3,600. A $99 flat fee means you lose $99.
  • Check what technology and tools are included vs extra cost
  • Ask about E&O insurance (included or separate?)
  • Understand transaction coordination options
  • Ask about training and support resources

Making the Switch

  • Notify your current broker in writingFollow the termination process outlined in your ICA. Keep a copy of your written notice.
  • Complete TREC license transfer paperworkYour new broker will submit the sponsorship transfer through TREC Online Services.
  • Transfer active listings (coordinate with clients)Communicate with your clients about the transition. Listing agreements may need to be re-executed.
  • Update your TREC public record
  • Set up your new tools and accounts

After the Switch

  • Verify your license transferred correctly on TRECCheck your license status at trec.texas.gov to confirm the sponsorship change.
  • Set up your new CRM and import contacts
  • Update your marketing materials and business cards
  • Notify your sphere of influence about the changeSend a professional announcement to your clients, past clients, and referral partners.
