TXR 1424 — Amendment to Commercial Listing Agreement

A one-page amendment to a TXR 1301, 1302, or 1303 Commercial Listing Agreement: change the listing price, the date the listing ends, the broker's fee (sale fee under TXR 1301, or lease/sublease fee under TXR 1302/1303), instruct the broker to cease and resume marketing, or change any other paragraph. Signed by the broker (or broker's associate) and the Seller, Tenant, or Landlord.

The TXR 1424 form is organized into the following sections:

  1. Property
    "Amendment to Listing Agreement between the undersigned parties concerning the Property at ______." This form shall only be used to amend TXR 1301, 1302, or 1303.
  2. Effective Date
    "Effective ______, the Parties amend the above-referenced Listing as follows:"
  3. A. Listing Price (Paragraph 3A)
    "❑ A. The LISTING PRICE in Paragraph 3A of the Listing is changed to: $______."
  4. B. Term (Paragraph 4)
    "❑ B. The TERM in Paragraph 4 is changed and the Listing shall end on ______ at 11:59 p.m."
  5. C. Broker's Fee — Sale (TXR 1301 only, Paragraph 5A)
    "❑ C. (TXR 1301 only) The BROKER’S FEE in Paragraph 5A is changed as follows: ❑ (1) _____% of the sales price. ❑ (2) ______."
  6. D. Broker's Fee — Lease/Sublease (TXR 1302 and 1303 only, Paragraph 5A)
    "❑ D. (TXR 1302 and TXR 1303 only) The BROKER’S FEE in Paragraph 5A is changed as follows: ❑ (1) _____% of all base rents to be paid over the term of the lease (TXR 1302) or sublease (TXR 1303) and the same percentage of the following items to be paid over the term of the lease/sublease: ❑ expense reimbursements, and ❑ ______. ❑ (2) ______."
  7. E. Cease and Resume Marketing

No blanks.
  10. Signatures
    Left column: Broker's Printed Name / License No., Broker's (❑ or Broker's Associate's) Signature / Date, Broker's Associate's Printed Name, if applicable / License No. Right column: two Seller, Tenant, or Landlord's Printed Name and Signature / Date pairs.
