Every deal’s Documents tab is a checklist built for its transaction type and your representation. Required documents must be on file before a CDA can be requested, and everything is kept with version history.
The checklist shows Required slots, Conditional slots (required when they apply, with guidance) and Optional ones, plus a place for other documents.
Pick the slot and upload. The file goes straight to secure storage and the checklist ticks over. Every upload is read automatically to suggest key fields — they’re suggestions only; you confirm them.
Uploading into a filled slot supersedes the old version; the prior file stays downloadable for audit. Nothing is destroyed.
Uploading a contract into its slot opens a short wizard to capture its dates — effective date, option period, closing and the rest. Tasks and the deal Calendar generate from them, and an amendment later re-dates whatever depends on it.
When every Required slot is filled, the documents side of the CDA prerequisites is clear.
Only the broker can upload during review. After the CDA is signed, trailing documents like the final closing statement can still be added; only replacing or deleting existing ones is broker-only.
The Intermediary Relationship Notice becomes required, and the IABS is always required.
Your broker can waive a required document with a reason — ask from the deal’s Escalations tab.
