How to start a deal

Every transaction you work runs through a deal in RaiderX. It holds the property, the parties, your documents and deadlines, the commission — and the CDA that pays you.

The six steps

  1. 1

    Make sure you’re approved

    The New Deal form only offers the transaction types and Texas counties you’re approved for. If yours isn’t there, request it under My Approvals & Splits first — a type is instant when you’ve finished the matching Academy course, and your first county goes to the broker.

    Deal basics

    Give the deal a title, pick the transaction type (residential sales, residential leasing, commercial sales, commercial leasing, apartment locating, vacant land, or farm & ranch) and your representation: buyer, seller, landlord, tenant, or intermediary. Apartment locating is always tenant.

    Property

    Enter the address and details, including the legal description exactly as the deed or title commitment records it — EZDocs uses it on every form. Apartment locating deals pick the complex from the shared directory instead of typing an address.

  4. 4

    Financial

    Deal value, your commission as a percentage or a flat fee, any bonus on top (a builder incentive, for example — it prints as its own line on the CDA), and the closing date.

  5. 5

    Clients

    Attach your client as a contact on the right side: buyer, seller, landlord or tenant. An intermediary deal needs clients on both sides before a CDA can go out.

  6. 6

    Save, then upload as you go

    The deal opens with a Documents tab listing exactly which documents this kind of deal still needs. Upload them as they’re signed — uploading the contract sets your deadlines on the Calendar tab automatically.

A deal can be marked closed only after its CDA is signed.

Three things to know before you start

Closed isn’t a status you pick

Create the deal in an active status — a new deal has no CDA, so it can’t be created closed. A deal that already closed in real life is still entered this way; the actual closing date is backdated when you mark it closed.

Intermediary is not dual agency

Dual agency isn’t legal in Texas. Intermediary means the brokerage holds agreements with both parties, with written consent from both. If you’re unsure how to represent a situation, ask the broker before you sign anything.

A referral fee you receive is not a deal

Record it under My Money → Referral Income. You only create a deal when you are the agent on the transaction.

Quick answers

What documents will it ask for?
A residential sale needs the contract, IABS, your representation agreement, the General Information notice and the wire-fraud warning. A residential lease needs the lease, IABS and representation agreement. Apartment locating needs the lease verification, opt-out lease verification and IABS. The Documents tab lists the exact set for every type.
I made a mistake. Can I fix it later?
Yes — Edit Deal until the CDA is in review. After that the deal is locked and changes go through the deal’s Escalations tab, where the broker rules with one click.
