How to send an invoice

Commission from a title company goes through the CDA. Everything else — a landlord, a property manager, an apartment complex, another brokerage — is billed with an invoice from RaiderX and paid online.

The six steps

    Start a new invoice

    Invoices → New invoice. The wizard runs Deal Link → Recipient → Line Items → Details.

  2. 2

    Link the deal

    Linking puts the property and your name on the invoice and the pay page, and matches it to the commission expected on the deal.

  3. 3

    Pick or create the recipient

    A property manager, landlord, apartment complex, brokerage, company or individual. Use an email that reaches the person who actually pays — that’s where the invoice goes.

  4. 4

    Add line items

    Commission, locating fee, referral fee, administrative fee or other — each with a description and an amount.

  5. 5

    Due date and details

    Set the due date, an optional memo, and whether partial payments are allowed. Submit.

  6. 6

    Approval, then it sends itself

    A team or LLC agent’s invoice goes to the team leader or LLC owner; an individual partner’s goes to the broker. Leaders, owners and brokers self-approve. An invoice on a CDA-signed deal whose total matches the commission on the deal approves automatically. On approval it’s emailed with a View & Pay button.

How the payer pays

Pay page

No login needed. Card (about 3.4% + $0.30 processing), ACH bank debit (about 1.3%), wire instructions, or a mailed check when your organization has a mailing address on file. The payer sees any fee before paying.

Automatic on unpaid invoices; you can also send one by hand.

You’re notified. Your payout and any referral or co-op obligations start automatically.

Three things people ask about

Wrong recipient email? Edit it yourself

Open the invoice → Edit and pick or create the right recipient. An edit after sending goes back through approval and then re-sends automatically — that is the resend.

Voiding needs a reason

Only a sent, unpaid invoice can be voided — money already paid needs a refund instead. Agents click Request Void and write why; the broker approves and the invoice is voided.

Apartment complexes pay approved vendors

The brokerage must be an approved vendor with the property or its management company before a locating invoice is paid. The Vendor Compliance card on the deal walks the steps — call the property right after invoicing and record what they need.

Quick answers

It says the invoice is a duplicate.
A second invoice for the same deal, the same recipient and an identical total is refused. Edit the existing one instead.
I’m on a team or in an LLC and the page shows a setup prompt.
Teams and LLCs must complete Stripe Connect onboarding before invoicing — your team leader or LLC owner sets it up from the team or LLC settings.
