Traditional splits hand your broker a percentage of every deal. Flat-fee sponsorship flips that: you pay a monthly fee and keep what you earn. Here's how the model actually works in Texas.
In a traditional brokerage, your broker takes a cut of every commission you earn — a significant percentage of each deal, taken off the top before you ever see it. A "100% commission" or flat-fee brokerage flips that arrangement: instead of splitting each deal, you pay the brokerage a fixed monthly fee, and the commission you negotiate with your client is yours to keep.
The appeal is straightforward. A busy agent closing several transactions a year can end up handing a traditional broker far more than a flat monthly fee would ever cost. The tradeoff is that you're paying whether you close a deal that month or not — so the model rewards agents who are already generating their own business.
It's worth being precise about the phrase, though. "100% commission" describes the fee structure between an agent and their sponsoring broker — not a guarantee about what any individual transaction will net you, and not a promise about income. How much you earn still depends entirely on the deals you close.
Flat-fee brokerages cover their costs (broker supervision, TREC compliance, E&O insurance, technology) through recurring dues rather than a percentage of your production. That's why the good ones can afford to skip desk fees, transaction fees, and franchise fees — the monthly fee is the whole arrangement.
RaiderX runs on exactly this model. Individual partners pay $99/month and keep 100% of every commission they earn — RaiderX never takes a share, and there are no desk fees, transaction fees, or franchise fees layered on top. Applying is free, so there's no upfront cost to find out whether the numbers work for you.
Pricing depends on how you're structured — solo agent, team, or licensed business entity. Every tier includes broker sponsorship, TREC compliance handling, and access to RaiderX's CRM and transaction tools; only the fee and the commission-split arrangement change.
Individual partners are the only tier where the agent keeps 100% of commission outright. Teams and entities set their own internal split, described below.
Not every "100% commission" brokerage means the same thing once you look at teams and entities, and it's worth understanding this before you commit. At RaiderX, Individual partners — sponsored directly, with no team or entity in between — keep 100% of every commission. Inside a sponsored team, LLC, or PMC, the team leader or entity owner sets each agent's split. For antitrust reasons, no agent sponsored under a team or an LLC/PMC receives a full 100% split; the leader or owner retains at least 1%. If you're joining a team, ask upfront what your split will be.
E&O insurance coverage differs by structure too. It's included for Individual and Team plan sponsorships, since teams operate as DBAs under the RaiderX LLC and its policy extends to them. LLC and PMC partners are separate legal entities and carry their own E&O policy. And RaiderX's policy excludes property management activity — if you plan to manage rental properties, that requires PMC sponsorship with the broker's express approval, not an Individual or Team plan.
One more thing worth asking any flat-fee brokerage: what happens if your unlicensed business partner wants in? RaiderX allows an LLC or PMC to be sponsored even when its owner holds no Texas real estate license — the owner runs the business side (finance, hiring, marketing that routes to licensed agents, technology), while RaiderX's designated broker and the entity's licensed agents handle every piece of actual brokerage work. The owner never performs or advertises licensed activity and never presents as an agent, broker, or the "Owner."
Compliance review and a broker you can actually reach matter more once there's no split cushioning mistakes — RaiderX includes dedicated broker support at every tier.
A CRM, lead management, and AI-powered productivity tools should come standard, not as an upsell.
EZDocs (beta) fills current TREC forms and a growing library of TXR forms from a guided form, routes them for e-signature, and files the signed copy into the deal automatically — no per-signature fee.
Look for a flat monthly fee with no desk fees, no per-transaction charges, and no franchise fees hiding behind the '100%' headline.
Applying with RaiderX is free and starts online at /apply. Self-applicants complete a short questionnaire and an intro call with an Account Executive or the broker; agents added by an existing team, LLC, or PMC leader skip that review step entirely. Broker approval typically takes 3-5 business days.
Once approved, you e-sign the onboarding documents — an Independent Contractor Agreement and W-9 for every sponsored agent, plus a Business Entity Sponsorship Agreement for LLC or PMC owners — pay your first month of dues, and RaiderX handles moving your TREC sponsorship for you. Most agents are fully onboarded within about a week.
Yes. It's a standard, TREC-regulated brokerage structure where the agent pays a flat monthly fee instead of splitting commission with the broker. It's not a loophole — it's simply a different fee arrangement, and it's how RaiderX and similar brokerages operate.
They cover costs — broker supervision, compliance, insurance, technology — through recurring monthly dues instead of a percentage of each transaction. That's why pricing is a fixed fee rather than a split.
Only if you're sponsored as an Individual partner. Agents sponsored under a team, LLC, or PMC have a split set by their team leader or entity owner, who by policy retains at least 1% for antitrust reasons — so ask about the split structure before joining a team.
No. RaiderX charges only the published monthly fee for your plan (plus per-agent fees for LLC and PMC structures) — there are no desk fees, per-transaction fees, or franchise fees, and applying is free.
No. RaiderX's E&O policy for Individual and Team plans excludes property management activity. Any property management work requires PMC sponsorship, which includes PortfolioX and requires the broker's express approval.
Broker approval typically takes 3-5 business days after you apply, and most agents are fully onboarded — license transferred and ready to work — within about a week.
