100% Commission Real Estate Brokers in Texas: How the Model Actually Works

Understand how flat-fee sponsorship replaces the traditional commission split, what it costs, and what to check before you move your license.

What a 100% Commission Broker Actually Means in Texas

Every real estate agent in Texas has to hang their license with a sponsoring broker — it's a TREC requirement, not optional. Traditionally, that broker takes a percentage of every commission you earn in exchange for sponsorship, office space, and support. A '100% commission' broker flips that arrangement: instead of giving up a slice of each deal, you pay a flat monthly fee and keep the commission you negotiate with your client.

The phrase gets used loosely in advertising, so it's worth reading the fine print. Some 'no-split' brokerages still charge per-transaction fees, desk fees, technology fees, or E&O add-ons that quietly erode the savings. Others only offer 100% to agents operating as individuals, while agents who join a sponsored team or form an entity still have an internal split set by whoever leads that team or owns that entity — that's a structural requirement in most flat-fee models, not a marketing gimmick.

When you're comparing brokers, ask three questions: What's the actual monthly cost? Are there hidden per-transaction or desk fees? And who, specifically, gets to keep 100% — is it every agent, or only agents sponsored directly with no team or entity in between?

How RaiderX's Flat-Fee Sponsorship Works

Individual — $99/month

Sponsored directly by RaiderX with no team or entity in between. You keep 100% of your commission.

Team — $119/month per agent

Sponsored under a team; the team leader chooses each agent's split. For antitrust reasons, the leader keeps at least 1%.

LLC — $199/month + $20/month per agent

Sponsored as a business entity; the entity owner sets agent splits and keeps at least 1%.

Property Management Company — $499/month + $20/month per agent

Includes PortfolioX. Required for any property management activity — it isn't covered under Individual or Team sponsorship.

Tools and Support Beyond the Commission Split

A low fee only matters if you're not left to figure everything out alone. RaiderX partners get a modern CRM and lead management system, AI-powered productivity tools, transaction and compliance management, and dedicated broker support — plus fast, paperwork-light onboarding so you're not buried in forms before your first deal.

EZDocs, currently in beta, lets you fill current TREC forms and a growing library of TXR forms in-app from a guided workflow, send them out for e-signature, and have the signed copy filed into the deal automatically. Every current TREC form and a growing TXR library are instant-fill, with no per-signature fee.

E&O insurance is included for Individual and Team plan sponsorships — Teams operate as DBAs under the RaiderX LLC, so RaiderX's policy extends to them. LLC and PMC partners are separate legal entities and carry their own E&O policy. Note that RaiderX's policy excludes property management activity; any PM work requires PMC sponsorship with express broker approval, covered by the PMC's own E&O.

Individual, Team, LLC, or PMC: Which Fits You?

If you're a solo agent who wants to keep everything you earn, Individual sponsorship is the straightforward path — no team, no entity, just you and the broker. If you're building or joining a team, the Team plan lets the leader set commission splits across the group while everyone still avoids desk and transaction fees.

If you already run — or want to run — your own brokerage brand as a business, LLC sponsorship lets you sponsor licensed agents under your own entity, with RaiderX's broker handling TREC compliance and supervision. Notably, an LLC or PMC can be sponsored even if its owner holds no Texas real estate license: the owner forms and owns the entity while RaiderX's broker serves as its designated broker and licensed agents perform every piece of brokerage work. That owner can run recruiting, operations, finance, technology, and company marketing that routes inquiries to licensed agents — but they can never perform or advertise licensed activity, and they can never present as an agent, broker, REALTOR®, or the 'Owner' of the brokerage.

If your business includes property management, that activity requires PMC sponsorship specifically — it isn't covered under Individual, Team, or LLC plans, and PortfolioX comes bundled with it.

How to Switch to a 100% Commission Broker

Moving your license doesn't have to mean weeks of downtime. Applying at RaiderX is free: you complete an applicant questionnaire and, for most self-applicants, a short intro call with an Account Executive or the broker. Agents added directly by a team, LLC, or PMC leader skip that review step entirely.

Broker approval typically takes 3-5 business days. Once approved, you sign onboarding documents by e-signature — an Independent Contractor Agreement and W-9 for every agent, plus a Business Entity Sponsorship Agreement for LLC and PMC owners — pay your first month of dues, and your TREC sponsorship is activated under the RaiderX broker. The license move itself is handled for you. Most agents are fully onboarded in about a week.

Common Questions

Is 100% commission real estate sponsorship legal in Texas?

Yes. TREC requires every licensed agent to have a sponsoring broker, but it doesn't dictate how that broker charges for sponsorship. A broker can charge a flat monthly fee instead of taking a percentage of each commission, which is how RaiderX's Individual plan works.

How much does RaiderX charge?

Individual sponsorship is $99/month. Team sponsorship is $119/month per agent, with the leader setting each agent's split. LLC sponsorship is $199/month plus $20/month per agent. Property Management Company sponsorship, which includes PortfolioX, is $499/month plus $20/month per agent. There are no desk, transaction, or franchise fees, and applying is free.

Do agents on a team or under an LLC keep 100% of their commission?

No — only Individual partners sponsored directly by RaiderX, with no team or entity in between, keep 100%. Inside a sponsored team, LLC, or PMC, the leader or entity owner sets each agent's split, and for antitrust reasons they must keep at least 1%.

Does RaiderX ever take a percentage of my commission?

No. RaiderX charges a flat monthly fee and never takes a share of any commission, regardless of plan.

Is E&O insurance included?

Yes, for Individual and Team plan sponsorships, since Teams operate as DBAs under the RaiderX LLC. LLC and PMC partners are separate legal entities and must carry their own E&O policy.

How long does it take to switch to RaiderX from my current broker?

Broker approval typically takes 3-5 business days after you apply, and most agents are fully onboarded — documents signed, dues paid, and TREC sponsorship activated — in about a week.
