What to disclose for advertising compliance

Every quarter RaiderX reviews each partner’s advertising and social profiles for the TREC basics — your name as licensed, your broker or team name, the required links, no misleading claims. What gets reviewed is what you disclose, so the disclosure is the job.

The five steps

    List every profile you use for business

    Settings → Social Media & Website Links (mobile: Settings → Manage my social profiles). Add every account — including a personal one you post about real estate on; a single business post makes it a business profile under TREC’s rules. More than one account on the same channel? Use Add another.

    No social media at all? Say so

    One click on the Settings card records that you have none. It satisfies the requirement and stops the reminders. It’s a standing obligation: if you ever open an account, come back and add it — adding one withdraws the declaration automatically.

    Check the basics on each profile

    Your name as licensed and your broker or team name where your name appears; the IABS and Consumer Protection Notice links where they belong (the signature page shows both URLs with copy buttons); no misleading claims; and in a team or LLC, nobody presenting as “Owner” or the like.

    When the audit finds something

    It appears on Compliance under Action Required with guidance on the fix. You have 30 days from notice. Fix it, then mark it Fixed — that routes it to the broker, and only broker review clears it.

  5. 5

    The email footer check

    Install one of the compliant signature templates, email the broker from that account, and mark the item Fixed.

What happens if it sits

Reminders escalate

Notice, then a warning with 14 days left, a final warning at 3 days, then past due.

Past the deadline, fines can apply

Items left uncorrected past the stated deadline are subject to a $10-per-day compliance fine per notice at the broker’s discretion (P&P § 22.7), charged to the card on file. Correcting the item stops it.

Teams and LLCs

The organization’s own brand accounts are disclosed under Organization Settings → Branding, and the same “we have none” declaration exists there.
