Closed isn’t a status you pick from a list. It’s reached through Mark as Closed on the deal, and only once the deal’s CDA is signed — a rule that applies to everyone, brokers included.
Mark as Closed stays unavailable until the deal’s CDA is signed. If the CDA is still in review or came back with changes requested, finish that first.
It’s in the deal header’s action row on the web and among the deal’s actions on mobile.
It defaults to today (Central time). It can’t be in the future or before the contract’s effective date. A deal that closed a while ago is still entered and CDA’d the normal way — the real date is backdated here.
The status becomes Closed and the deal moves to the Closed stage. Commission from title or escrow is marked received, and closing-relative tasks recalculate.
You can’t create a deal as Closed, change its status to Closed, or drag it onto a Closed column without a signed CDA.
A deal that isn’t Closed or Cancelled the day after its closing date shows in Action required and gets reminders — email and push at one and three days, one text at five, your team leader or LLC owner at seven, the broker at fourteen. From fourteen days past closing you can’t start a new deal until it’s fixed.
A locked deal can’t be edited. Use the deal’s Escalations tab — Update deal info for a new date, Request to cancel deal if it fell through — and the broker rules with one click.
With a signed CDA, replying CLOSE to a RaiderX reminder text marks the deal closed.
