What every Texas association charges to join, stay a member, and use its MLS — agents, brokers and offices — read straight from each board's published schedule.
Dues change every fall and boards publish them in wildly different ways — a PDF fee schedule here, a prorated table by join month there, sometimes nothing at all. This page normalizes all of it to a full-year cost for a primary REALTOR® member and the one-time fees a broker or LLC pays to open an office, and links every number back to its source. Joining any local board also joins Texas REALTORS® and the National Association of REALTORS®. The local board bills all three together each fall (due December 31 at most boards), prorated by the month you join in your first year. These 2026 amounts are identical statewide and are already inside the totals below.

Every Texas REALTOR® pays three layers: NAR ($201 for 2026, including the $45 Consumer Advertising assessment), Texas REALTORS® ($157, including the $30 IMPAF and $10 Legal Fund assessments) and the local board's own dues, which run from about $125 to $365 a year among the boards that itemize them. MLS access and a lockbox key are billed separately, usually quarterly or twice a year.
Among boards that publish full schedules, Waco Association of REALTORS® has the lowest estimated first-year cost for a primary member at about $618 (including state and national dues, MLS and keys), and Austin Board of REALTORS® the highest at about $1,965.87. The big-metro boards tend to charge more for MLS and one-time setup; local dues themselves are a small part of the total.
No. Board, MLS and key fees are paid directly to the association and are separate from RaiderX's flat monthly sponsorship fee. RaiderX holds broker membership at seven Texas boards (SABOR, HAR, MetroTex, ABoR, Greater McAllen, Lubbock, Permian Basin); sponsored agents join one or more of those and pay the board themselves.
34 of the 56 associations do not publish any fee schedule online and 11 publish only part of one. RaiderX lists only figures read from a board's own published schedule, application or pricing page — nothing is estimated — so those boards show a dash and a contact link instead of a guess.
Board dues are the same no matter who sponsors you. What changes is what your broker keeps — with RaiderX it's a flat monthly fee and you keep 100%.
